1. Opening the file

The first step is to open the file for your real estate transaction. To do so, we will ask you to provide us with certain essential documents:

– Promise to purchase
– Mortgage instructions from buyer’s lender
– Updated certificate of location
– Official municipal and school tax statements

2. Contact us

Once the file has been opened and the mortgage instructions received, your notary will contact both parties(buyer and seller). We will arrange the necessary appointments and gather any additional information required to complete the transaction.

3. Signature of mortgage

At this first appointment, the buyer will be asked to sign the mortgage deed from his lender. Beforehand, the notary will take the time to explain the terms and conditions of this deed in detail, so that he can sign it with full knowledge of the facts. The status of purchase adjustments and disbursements will also be presented and discussed with the parties.

4. Closing the sale

The second appointment marks the finalization of the transaction. At this point, all legal verifications have been completed by the notary, the buyer’s lender requirements have been met and the necessary funds are available in the notary’s trust account. It is at this meeting that the deed of sale will be signed by both parties, and ownership officially transferred to the buyer.
