Documents
List of required documents to present to your Notary before the 1st appointment:
- 2 pieces of photo identification (one being your passport or permanent resident card if available);
- Proof of marital status: marriage certificate/ divorce certificate/ marriage contract/ death certificate;
- Home insurance policy (fire insurance) with mortgage clause in favor of your lender in effect on the date of sale;
- Any other document required by the document.

Actions
For a smooth process, please make sure to:
- Send the notary's contact details to your bank (indicated in the e-mail signature);
- Make sure the seller or his broker sends the notary the essential documents needed to process the file;
- Follow our instructions to provide your down payment via the Assyst Payment Platform in the comfort of your own home;
What you need to know
What to anticipate
- 2 appointments with the notary: the 1st to sign the deed of mortgage and the 2nd to sign the deed of purchase;
- Approximately 7 days between the mortgage appointment and the closing appointment to ensure receipt of funds from your lender and registration of the mortgage deed prior to sale;
- Approximately 10 business days from the moment of reception of your mortgage instructions to the closing of the sale.
- Appointments are scheduled approximately 3 weeks before the sale date, subject to the reception of the brokerage documents AND mortgage documents of the buyer from his bank.
